I have a tenant that I have realized is Bipolar and has some serious mood swings and gets very negative verbally attacking me.She has one of my more challenging units that is street level, with all the living room windows right out on to the sidewalk with no setback/yard.

., I just had to pay to have a huge tree limb cut up and removed from one of my properties after a storm took it down and it was blocking the sidewalk).Even at $0 break even cash flow such a risk is still there.Maybe the alternative is if you plan to only own the negative cash flowing property for a short time period, like one year, and then flip it.

The location is great it is a unique street that actually has no street only alley ways to the homes and front of the houses is a large courtyard with sidewalk next to the local night scene.The other way to do this flip, the house is in good shape could do bare minimums redo the bathroom and kitchen and simple cosmetics items.
