And maybe throw in one big one where the cash flow might not be great but I think in the next year the prices will return to normal and anybody thats got one is going to get a really nice bump in equity.Personally, I have two large ones (2,000 and 2,400 sq ft) that I'm all in for nothing down because I built at a good price.

We always send a contractor through to test everything and if broken, give estimates to repair and we can determine then if it is tenant damage and what charges to the security deposit should be.

If you have never done this as a full time business I will throw caution to the wind it is not as easy or as profitable as online forums make it out to be, and if you need money for living this probably is not going to sustain your lifestyle for the first several years.
