Then they suddenly told me my taxable brokerage account doesn't count as reserves but they won't let me sell and move assets to a checking account because they won't be seasoned for 60 days.

Most likely a cash-out refinance won't be possible unless the loan amount is above 100k and the property is currently seasoned and rented.  

I am interested in purchasing a seasonal short term rental as a replacement ($500,000).
