You've probably already put on the stain, but if you haven't, you might consider sealing the wood first.

There are different grades of vinyl, but in general I see more seal failure in vinyl than wood and that causes that cloud in  between the panes of glass. 

Mike,When you "fully rehab" do you improve the building envelope (air seal, insulate, new doors and windows) if its an older building?   

You should not paint pressure treated wood, when you do, it seals it up and then rots from the inside out.

I also mail custom letters on high end stationary sealed with hot wax and my emblem every time a listing expires in my community offering a free certified appraisal which I do myself and present to them at the listing appointment.
