Now that you are educated you can see that you can talk to this seller as an investor;  make a rent till I can buy (LO) offer, make a I'll buy and take over your mortgage payments offer (sub to)...As a realtor you can see (but no better then anyone else don't delude yourself, redfin.com shows long days on market too) you have access to >60 days on market and expireds.

About 2:30PM on the day my finance contingency expired (about 7 days after they cleared me to close), the underwriter/LO emailed saying they can't close because they didn't review the condo docs and there was a (frivolous) lawsuit against the HOA and that they can't close on the loan.

I was sitting here reading the news this morning and lo and behold I see the US government is close to pushing another stimulus package as well as lengthening the “no eviction” mandate to the end of the year.
