I believe I've got enough work to hire a couple of people full time year round. 

I was just looking to get away from the small drag of the CC processing fee for the DD but overall that may be the easiest/least hassle way to do this.  

Barely a rounding error in all of this.Obviously, not everyone is comfortable with that kind of leverage, and you're right that someone making 70k a year just doing it once for an extra 12k on their tax return it may not make as much sense for. 

There are a TON of other great things people travel to PHX and Scottsdale for, but if you're focus is solely golf tourism then you might want to consider an area with a year-round demand.

Based on success, I will do more rounds... 

I am thinking that by charging $20/mo for the pet though, and charging $20/mo less for the rent increase (say an increase by $100 instead of $120, for example), I look like I am not increasing the rent 'as' much but am also recognizing that the previous landlord let them get away with no pet fees, which is not industry standard.

Vacancies low, not many maintenance tickets either.

Each ski area has its own unique charm and character, so it's worth exploring different options to find the one that suits what you are looking for.A few of these are also better than others in regards to a year round draw.

You may feel they are overpaying, but they're more equipped than you to them this is just like you buying a $300 ticket to the Texans.
