A binding agreement with a GC is critical on many levels.Spelling out issues such as pricing, scope of services, payment amounts and progress of work, insurance, bonding, indemnification, dispute resolution, penalties and prevailing party provisions to name a few.Rule 1: never let the GC get too far in front of you payment wise.

For the last year or so we've had issues with our PM and they're essentially no longer responding to my inquiries and owe us money for "accounting errors" and late fees not collected, which they have been notified of multiple times to no resolution and minimal response.

Sure, it might not feel fair since they owe you the missed months rent, but it may be a faster resolution than eviction.
