What is the minimum COC% return you all need to pursue a property as a viable STR investment?

I graduated with a Masters in Accounting a year ago but, the more I research I do on real estate the more interested I become.I was going to pursue my CPA, however, i’ve been considering a Real Estate License. 

A friend and I recognized that we both have a passion and desire to pursue rental investing in our future.

Finally decided it’s time to pursue real estate with intention.

I just evicted my first tenant last year and had to go through this emotional rollercoaster of not pursuing the money because I knew she simply didn't have it.

Determine whether to hold the properties for rental income, sell them for profit, or pursue other investment opportunities in the future.
