I've found that asking about credit score, background, income 3X the rent and pets prior to a showing eliminates many of the time-wasters.It could also be that the rent is too high.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

So the material terms of the lease, rent amount, due date, pets, late fees, etc will most likely not be changed, as the current tenant isn't going to agree to a rent increase while the lease is valid.They will agree to change where they send the rent payment, because if they don't pay you, you can evict them.
