Hi All,I am embarking on my first flip to hold in Brewerytown PA.

He owns a home in Pa.

I'm looking at a local property here in PA that has 2 SFH's on 1 deed, unfortunately its over my cash purchase budget but it is one of the better deals I have seen in the last few months of looking around and could cashflow in the $600-700 range a month with both homes rented at a conservative amount of $1200 each. 

We found another buyer but now we only have until the 31st to close according to the PA. 

@Ken CatronIf your going to flip it, just have her move out once you have a signed PA.

I've narrowed it down to 2 states PA and TX.

PLUS, because the former owners passed away and the heirs did not open an estate at the time of the last heirs death, Pennsylvania is saying that I have to pay the inheritance tax on the property, PLUS interest, per my attorney, to the tune of $13,168.
