Small business owners are struggling more than I thought. 

What I am trying to better understand is at what pointy that restaurant owner able to either delegate or reposition so he / she doesn’t have to the restaurant every day. do they need to obtain more restaurants or keep offering more to their current customers?

They have been incredibly transparent but they are currently deciding on a capital call or selling the property at a major loss (70-80%).

I know federally backed loans are required to give 30 days notice but I believe that because it is a triplex and the other two units aren't owner occupied it allows me to do a 3 day notice. 

One unit being owner occupied doesn't change the number of units there.

I don't know if that is included in the total rent numbers the owner supplied. 

Or are you actually talking to a bank about buying the note so you can see the notes and credit on the owner of the property?

Pricing - If you cannot check your competitions price and adjust yours daily you may want pricing software (PriceLabs probably best for single listing owners/operators). 

I do single family "off market" that I take over with owner financing, subject to, wraps and lease options.

It is similar to you renting a hotel room and deciding to stay.
