Simply put the concept of live in one unit rent out the other is not a strategy, there is much more to successfully house hacking in NJ. 

I have seen these circumstances; people die, go out and buy a car, lose their job, etc… Just my own two cents, I’m not an attorney, just play one on TV

One of the benefits is that being on the loan can help build his credit, which will be valuable for his future financial goals.

Will hard money lenders lend on something of this size?

I had two different companies.. one in Oakland CA circa 88 to 92 all investors all private and all 100% of funds for loans put up from the investors. 

Great question - when you find out let me know as we are looking for one as well. 

We don't plan on growing our portfolio anymore.

Piece of advice - when I started I wish I would have focused on my multifamily niche/expertise from day one vs trying to be the agent for everyone (flippers, STR buyers, land, etc). 

If one of the greatest investors of all time believes stocks are overvalued, this may be an opportune time to shed some risk and move into a more tangible asset like real estate.The Rochester housing market is a great place to consider for investment.
