However, are there any issues with zoning when increasing the # of units from 4 to 5 since 5 is officially commercial?

For example: If the house is $1,000,000 they would offer me $800,000 as part of the official closing price and pay me 200K cash.

I guess you could tresspass them, where they get the official notice to stay off your property.

If you do it, it shouldn't be something official.

So, if that and the precanceled stamps used are good enough to have a post office official take a second look I think I'm doing pretty good.
