@Tim Ryan If I am understanding this correctly....you rationalize your mentor's decision to offer mentorship despite only a 2-3% success rate because it's unclear who will be successful and therefore nobody should be turned away.

I never hear of anyone going to certain title companies over others because of fees, its generally service based decision making. 

Start with house hacking you are in the perfect position to do that and then no matter what you do with REI (even if you hate it and you quit) you'll be better off financially than your peers because you made this decision.

If you make the membership of this entity the members of the other 2 LLCs then you've also probably simplified and defined decision making power as well.
