Seems like those who have absolutely no prior real estate knowledge and are  paid actors who are relatively unknown or who have gone bankrupt in real estate are the people most successful at selling their expertise to the inexperienced, the I know;edgable and the naive, in other words the target market for mentorships.  

Also, in this industry, believe none of what you hear and only half of what you believe as there are more actors in this industry than there is in Hollywood.

On a weekly basis we come across landlords that have been burned by poor actors in the property management space.When you are interviewing potential property managers, it’s important to ask the right questions.

I'm sure you weren't trying to be malicious.

Bad actor talks a bunch of folks into doing sub too never makes a payment on the underlying and rents the property out until its finally foreclosed on.. owner credit trashed  Tenant upset  Lender gets property back and lose's money.. 

The outfit he worked with is a known bad actor in Detroit but he had no idea.

This is why landlords get called names, because bad actors take advantage of people.

These bad actors will take advantage of new hosts, so please keep that in mind if you decide to self-manage.Best of luck!
