Another option is to say in Lease "Appliances are provided as a courtesy, and owner will neither REPAIR nor REPLACE if the break"!

If you are able to find good deals off market you can try to partner but it's best to sell the contract or get compensation for doing so(which is tricky with being not licensed).

I know in Washington state, unless your licensed plumber or electrician you can't do the work on your own property and sell with in a year.
