I have already been looking into sub-meter the park which would knock down my annual expenses down to around 9k (I asked for water bills from seller and they are around 9,659 per year). 

I have (knock on wood) had zero problems with anyone.

Most if not all property managment companies handle sales as well so you should really only need one contact to knock everything out.

So instead I have been door knocking.

Host open houses for other agents and door knock the neighbors the day before and the day of to invite them to see the house for sale.
