If your a liberal arts major, and have no idea what your doing after college, I’d give consideration to other alternatives.

We apply ice melt liberally and we leave containers around our properties for the use of the tenants as well and we inform them that ANY time they feel ice is a hazard they should apply as much ice melt as they feel is necessary

Unfortunately the inmates have taken over the asylum in commiefonia so you will likely be screwed and stuck losing income over this .liberal lunatics have made the regulations completely in the tenants favor .

CA voters overwhelmingly REJECTED CA's plans for statewide RENT CONTROL at the last ballot election, and NOW the Governor (Newsome) is simply using an excuse to enact Statewide, or nearly Statewide RENT CONTROL under the guise of global warming / climate / heat / drought, liberal excuses to overly regulate an otherwise well regulated industry, Rental Housing.

Another reason to not invest in liberal states .

Last time I checked, bad attitude, bad personality and bad outlook are NOT a protected class.....even out here in the San Francisco Bay Area...which I guarantee you is faaaaarrrrrr more liberal and tenant friendly than Philly :-)

You pay premium on new construction, so to give it two years to appreciate from when you purchase it doesn't seem like enough time unless you hit the jackpot in terms of the area.

I'd put word out there to a few listing-heavy agents in the area that I'm a cash buyer (hand out proof of funds liberally) that can close in 10 days, bring me your deals that are super time-sensitive and need to be sold in 2 weeks, not 2 months.

I say this as a member of neither party, and someone who has "liberal" and "conservative" views, depending on the issue (I am strongly against getting too much into politics on BP and other productive public forums, so will leave it at that).

The city council is quite liberal and I love the idea of modular multi families on  vacant lots, not all lots are cost prohibitive.
