If you are concerned about any of the remaining contamination, after cleaning your residence or rental property, or if your property still has an odor, visible staining, or causes physical irritation to those exposed, it is advisable to have the property tested for chemical residues.

if you have and the listing agent knows this, he or she needs to put down the bottle.that really irritates me when sellers (usually at the behest of the listing agent) declines an offer due to the type of loan the buyer is using. 

I'm so glad I found the outlet of real estate that gives me the hope that one day I will be able to manage properties myself and make a living doing it, rather than spend the vast majority of my waking hours slaving away to the extent that any extra effort or work I do improves someone else's life and/or bottom line at the expense of not getting to see my family enough and risk getting fired or laid off if I get the flu two times in a year instead of once.One thing that really has made things difficult, though more fulfilling, is educating myself. 

That property returned a very nice profit & in hindsight was well worth the aggravation & irritating fees to get it.NEVER give up.....

Usually a combination of the two.What keeps me motivated are 1) Being able to keep a normal blood pressure as well as cold/flu free without meds and 2) My 'motivation music'.

When we resell and calculate the annual IRR it's usually pretty phenomenal.

You approach their kids and are accused of tampering with the old folks....I see 2 options: Either get even closer with them - in a genuine way, don't just do it out of greed (IMO) or just go straight business mode and approach them with a generous offer based on them moving when THEY feel ready to move....You stand the risk of irritating someone no matter what you do, but on the other hand, the only way to get a great deal sometimes is to walk out on that limb and jump....

Also, it's not uncommon for tenants to complain about things only after they run into difficulties themselves, e.g. being delinquent or late on rent, as  way to somehow "justify" or balance out their transgressions.As irritating as it is the way  they chose to complain, you have to consider their complaints to determine if they are legitimate or just overblown and unreasonable.
