Pandemic issues aside If you liked the deal enough to place it under contract you shouldn't have any additional concerns regarding vacancy, the rental market is still strong as the ads that I have for rental listings have only seen a 10-15% drop in inquiries and requests for showings, by the close of this week I will have leased 3 units for clients over the past 10 days in rental markets that arent as strong as Jersey City.Should we request a price reduction?

I still have their deposit and anticipate we'll rent their unit within 1-2 weeks so there won't be any loss to the Landlord.Only 0.4% of my renters (<15 out of 360) have contacted me to say they will be late because they're waiting on unemployment or some other assistance.Over half of my renters have paid so far.We're still getting a steady stream of inquiries for available rentals.

Hello @Jeremy VanDelinder,   I'm located in Los Angeles (relocated from Houston a couple of years ago) and I'm currently looking into doing a BRRRR on a fire-damaged property; This would be my 3rd rental, but the first fire-damaged one;  I definitely see the risk of getting into this,  but the potential benefits can be well worth it..with this said, I wanted to ask your expert advice if possible in regards to my inquiries below: a) When walking into a fire damaged property (SFH) to do an initial assessment, what would you say are the key things to keep an eye on and look for ..
