You sound just horrible.  

My credit isn't horrible, but it's not good enough to get approved for a loan of any type.

I say shortly rates are horrible here 16-20%/year in USD and 20-25%/year in local currency.

A pissed off tenant is a horrible tenant.

Flat roofs are horrible, if its a keeper I'd frame a real roof over it. 

The money was conditioned on a checklist that I gave them prior to the close that detailed what the exact conditions of each of the requirements were, "broom-clean, free of debris, all seller-owned appliances left in good working order" etc.Many of the tenants, knowing that the bank would likely evict them in a few months anyway, were cooperative enough to leave the property in "not-horrible" condition.

., these are just a few of the horrible situations that can happen to any home buyer along the road we all call life.It is my goal to personally and professionally deal with all of the parties involved, in a continued effort to find and secure as many solutions, for as many people as humanly possible. 

The 203k is not a horrible solution at all.
