It's an empty warehouse building that they would like to develop into a new recreation center/ gym.

(Like the gym or the utility company does.) they reach out and take the money without any action by the tenant, the money can’t be taken back, and it transfers on the 1st no matter if it’s Sunday or a bank holiday. 

However, the extent of my sales related experience is with Planet Fitness selling gym memberships.

(Health) go to gym 3 times a week.

The HOA has an onsite pool and access to an exclusive neighborhood rec center with legit gym, free fitness classes, childcare, kids pool, lap pool, party space, etc.The deal: It’s listed for $170k.

Sounds more like a business than a real estate investment unless it is commercial space rented to a gym(s)

.- Additional amenities are included in your common charges/sale. i.e. laundry, gym, parking (sometimes), storage, etc.Cons- You have little/no control of the common charges. - Condos oftentimes require 20% minimum down payment.- House rules/by laws are subject to change.- Management company may need to accept any prospective tenants giving you less control over the tenant selection process.

Need to within 20-30 min of decent shopping, gym, etc, within a couple of hours of mountains and overall quality of life and a decent cost of living:Buncombe, Cabarrus, Durham, Forsyth, Henderson, Iredell, Lincoln, Mecklenburg, Orange, Union and Wake

Great location and building amendments but the building it self charges for everything that makes the building great.... use the pool, charge, Gym, charge, parking, charge, BBQ, charge and so on. its like an extra $200+ a month to fully use the building.
