I use price labs now and was wondering if you guys have a suggestion on how to price a prop as well as if there should be a minimum for orphan days as well as cleaning fees.For my second question: I want to add cool amenities such as hot tubs ect at this same property.

I'm not as cool or smart as you guys,  all I can report is that rental demand has been steady and a lot of buyers looking into the Ocean View area for investment purposes. 

You see people talk about multi family bc it's the hot cool thing on social media(in my opinion) you can get great deals on single-family.

When someone wants a ribeye steak, they can pay $60 at a quality steakhouse, $25 at a national chain with a sneeze-guard salad bar, or $12 and cook it on their own grill.

That's a cool area over there!  

I mean its cool to maybe get an understanding of what could go wrong but it would behoove you to associate with people are are currently doing it, successfully.

I know dripping springs market has cooled down but there is always investors like me looking for their next purchase.
