There is virtually no way around this, unless you for example are renting a room, and another tenant, in the same unit, has a deadly allergy to a specific animal type. 

Buy a house (up to four units) right where you are and rent out all the spare units or rooms.

At that price, I suspect they don't get very many students at once. well i dont personally know. but when i was doing loans for Armando Montalongo's students and Nick Vertucci students at the 40k event there would be at least 200 paid participants. and about 350 to 400 folks in the huge conference rooms and then about 10 break out rooms to discuss other real estate niches. 

The most obvious is that you will be able to offset your mortgage with renting out a few rooms.

We always make sure we give them a time frame that leaves some room for errorAlso if we are entering the unit we tell them to not leave any personal any valuables in the open.

There is always room to add another property and make a decent return, but it requires enough knowledge/experience to create a rental that is unique enough to attract renters away from the competition.
