Does glued down vinyl hold up better if there is a water spill or a leak or will it lift and bubble or deform from water?

Yes there is a lot of front end due diligence work to invest via syndication but they aren't going to call you in the middle of the night to resolve a leak, tenant issue, fire, or eviction. 

Guests are responsible for their own utilities and housekeeping expenses.Renter pays for all utilities including water, electric and gas.

This will ensure that you are going to be even more hands off because if a roof starts to leak or whatever, that is their house and it's on them.

I feel CapEx is one of those line items most investors hate to put aside but are glad they did when the roof leaks etc.
