Hi everyone, heres my BRRRR situationpurchase price 520,000rehab 25,000Appraised at 600,000Rents are now at 1950, 1850 and 1600 totaling 5400My question is can i get a DSCR to take out all 545,000 as the rent roll to to a mortgage for that amount would ratio out to around 1.4 but....obviously appraisal is not high enough for 80/20Any info on this or suggestions would be great.

Hi @Alex Lee I would avoid 203K loan and work with conventional renovation loan based on knowing you'll be forced to use 203k certified contractors which will cost more money and offer inflated pricing because they must follow 203k guidelines.

Purchase price: $241,000 Cash invested: $20,000 Turn-key investment property, with some Capex work including updated roof and lite plumbing fixes.

During the meeting attorney suggests they have a “great” case, and they should move forward by filing an immediate injunction to “freeze” assets.  

Are units in the area about the same price or are they way lower??

Ask for a rate sheet with par rate pricing if possible.
