I understand all your fears and it is a hurdle/risk we have to overcome in order to ger skin in the game.

But know that things will go wrong and don't let the fear of that stop you from getting started or pressing forward.Seek and nurture relationships not transactions

They are afraid of sharing negative information for fear they could be sued if their reference results in you not renting to them.

An astute seller might not want to carry a note for a long period of time in fear of an emergency that might come up.

Jorge Rios I was told a few months back that some of the newly built apartments were beginning to sit empty for longer periods and there were fears around some of these not making the returns they had originally projected.

He really is a great guy and I don't fear the scam that many complain about but I feel strongly that whatever education they can provide (from $2-20k) can be found on BP and in other RE books for much less.  

One of my biggest fears is that I will not be able to successfully rent out my house as I will be living out of state within the year.Would it be more financially responsible to simply rent until I settle down in one location?

I don't know this for a fact but I think it may be because of the liability issues you fear may come with them..

@Joe Kim, My former Scottsdale co-host, and Cousin is moving to the Bay area to start work, I want to stand a property out there up, but have received fearful, OMG's from a college buddy who is a property manager.
