The foundation isn’t cracked but rather the sewer pipe coming through the foundation was not sealed properly.We were thinking of putting cement around it and resealing with tar.The joists were never underwater but wet from the humidity and moisture.

I would only pay the mortgage off with excess cash flow that was not needed for the running of the asset.. if your making a few hundred a month positive whats that going to do for you mine as well pay it down so you don't just spend the money on dinner closes starbucks etc.

Umbrella insurance will cover up to certain amount, like mentioned in the other article I find it hard (for myself) to see how I'd be sued for something in excess of the appropriate insurance coverage.

The delays you mention seem excessive, that said, if the delays are due to the local utility company (some are common but not that long) then you don’t have a lot of options but I am feeling like the contractor here has caused at least some of the delays.
