-Do you find it that guests are putting a lot of emphasize on the amount of guests a house can fit?

Does anyone have sources for market research they find more reliable, or any types of specific data that I should study and emphasize before considering and investment?

Everyone on Biggerpockets emphasizes the importance of going out and making your first deal but I am not sure if this concept still applies to a high school senior with very little/ no starting capital because of the obvious limitations. 

As @Zachary Coombs is emphasizing, it's going to take many offers, often times, to get a deal that makes sense. 

The second thing I emphasize is the point that there is no way for me to realize my maximum profit, unless I do exactly what I say I'm going to do.

I think a lot of newer investors over emphasize building a buyers list.
