Some areas seem to provide decent rental income and the prices for multi's still appear low (at least in comparison to other parts of eastern Mass) so it seems like a great time to jump in.

I grew up in the eastern part of the state as well. 

If you are south of the city you can also look at the Eastern Mass REIA in Rockland.  

Those are great ideas, unfortunately I live in New York City, which really precludes pretty much anything in my immediate geographic area.About the closest that I've been to find similar deals like these is the eastern edge of Pennsylvania, in towns like Scranton or Allentown.
