I'm trying to get the group to 50+ in the next few so I can try to get one of the top dogs @Joshua Dorkin, @Brandon Turner, @Scott Trench, or @J Scott to be one of our guest speakers.

We're talking about tearing up all the pee-soaked carpet (dogs..) and bleaching/disinfecting the concrete foundation underneath, replacing a majority of the second floor sub-floor, fixing the roof, fixing the HVAC, repairing the garage (door hanging on by a thread), scrubbing and disinfecting all the cabinets (roach feces everywhere), tearing up and replacing the landscaping, fixing the roof, inspecting and repairing any water damage... the list goes on and on.

I repeat that for dog owners to first tell me about the weight and the breed of the dog before booking. 

It's unbelievable how people justify their own ethical lapses based on someone else's behavior.  

Close to the parks for families and dog owners.

Looming to meet other successful investors, wholesalers and bird dogs in the valley to see how we can benefit each other.

The days you are not busy doing real estate stuff you should plan on being at a kids ball game, a pancake breakfast at the local Lions club, a school play that you donated $50 for, getting your car washed at a local fundraiser by the soccer team, volunteering at a local chicken BBQ, taking your dog to agility classes and meeting people etc etc.

I also use Bird dogs (contractors, mail persons, and friends).  

In our case, it was a young professional family with 1-2 children and maybe a dog who care about high quality schooling and a family-friendly home and neighborhood.  

I've called and talked to someone there and it looks like they are bird dogging foreclosures for investors.
