Seeing as your NOT actionable now, and won't be for some years, everything in discovery now is pointless. 

Let alone the discovery that the insulation--or what is a crumbled mess left of it in the walls are at least 30-50 years old (per inspector)--so large sections of the house is as if not insulated at all.

I did the Army, did college when I got out while working full-time (got lucky on the GI Bill side there), got 3 classes away from my Associates and concurrently 2/3 finished with my Bachelors, decided what I was studying was a waste around the same time I discovered REI (not because of that discovery, mind you), and dropped it.

You close a deal sub2, the lender is a small family owned business and they decide to execute their due on sale clause upon discovery ownership of the property has transferred. 

So now we get a closer look at the property from 1000 ft above (sorry I'm a pilot).  1st thing we discover is that it is mis-classified as a duplex when it really is a 4 plex.  

As prices are reasonable I wonder if those moving to the area will be looking to buy vs rent.I am in my early days of discovery but would love to hear perspective from others.Thanks, hope everyone is having a great weekend.Yvonne
