Hi, any recommendation for mortgage providers in Delaware that offers mortgages with less than 20% down payment?

Some of them probably live in the units and may be underwater but can still afford the HOA / Taxes but  do not have the resouces to move out / buy somewhere else.Even if everything lines up, I would challange you with why would you want to de-convert.

If you have a lot of leverage, I may sell some to de-leverage a little bit.

I did look up Delawares landlord tenant code & from the way I'm understanding it is "unlawful" to collect such deposit..

However, keep in mind that you must obtain permission from the FSM(Field Service Manager) and bear all costs including de winterizing and potentially re-winterizing.
