It did not have AC previously, and although the summers are "mild", there were a few trees that were recently cut down in front of the property (to open up the view), but there will now be very little shade from the direct summer sunlight.

What I meant is that "market price" is set by the demand versus supply of that type of asset in a given market, and what that graph shows is that more demand coming to sun belt states (in darker blue on that graph) and supply is not enough or is not growing fast enough (unbalanced supply/demand).

I want to use a light, neutral tan color on the inside, perhaps something similar to Benjamin Moore's Manchester Tan.And for the exterior I'm leaning toward a slightly darker tan, perhaps similar to Sherwin Williams Yearling.Also, based on previous posts I've read I'll most likely end up going to Home Depot and using Behr paint which is much cheaper but apparently almost as good.Any suggestions for paint colors, both interior and exterior?

I'm thinking a little bit of lawn in the back yard, some shrubs and mulch in the areas between the sidewalks and foundation and a shade tree in the front yard with a small patch of lawn.

Everyone's situation is different, but I'd say your decision depends most on neighborhood and price of your electricity, and most importantly if your roof faces south with no shade.

Then with fencing we were able to give the ADU its own backyard and front patio and we barely see them.To achieve the window placement, we did a front door with a window built in (also had built in shade) and two set of French doors for the back.
