I would absolutely concentrate on raising your credit score, while trying to figure out where you want to invest.

It gives you an overall picture of the concentration of your mailings.

I have just opened such a firm with a concentration on real estate investors as I am trying to build my real estate business as well.

Do a search on Realtor.com for <$50,000 in Texas and you'll see where there are concentrations. 

From my own research in the past, I know Taunton has the highest concentration of absentee-owner properties in Bristol County.Hope this helps!
