@Edward Powers, I think getting your real estate license is a terrible idea unless legally compelled to do so in your state.As to wholesaling there are many paths you can take.

I just completed the inspection yesterday and it seems the roof will need to be fixed(over 20 years, the boiler system is very old(there are 3 boilers), one of the 3 hot water heaters(HWH) is leaking and the 3 car garage (which is one of the main reasons the property is compelling as an investment purchase) is not structurally sound and may need to be demolished.

He passed away at 104 years old but worked well into his late 90's putting together deals and he instilled a core value of commitment and being a man of our word...I also have 2 children that are counting on me to give them opportunities that I never had as a child.
