I've been studying IRS publication 523 and I would like to get some input.

The solution going forward is don’t agree to terms with wholesalers that have study periods unless the DD period is reasonable and/or you can still market until the $ goes hard. 

Sounds like a classic case of bad communication between agent and client.

Case studies and track record are good to get them interested, but they don't give a good picture about how you're currently approaching the market.Always keep a one-pager on an opportunity you're working.
