Lol.Legal definitions aside,  I DO get a significant equity bump upon conversion of a SFR 3/2 with an office to a SFR 4/2 because of the simple addition of a closet. 

Read books, have conversations and after a while you will understand how the more successful wholesalers conduct their business.  

If the Seller doesn't need this, then I suspect a conversation with the seller and Realtor B would leave it amicable.

More than willing to have a civil private conversation where I think I can explain exactly why rent control (which is really only used for political rhetoric) is a bad idea as is almost all government attempts to "control" what landlords do (including the eviction moratorium)..

Hey Dane, your depreciable basis in the property is the lower of your cost, including improvements, and fair market value on the date of conversion to rental use.

Either way, it's a hard position to be in as a landlord, and I wish you all the best in the world in having the hard conversations. 

I think the deal has to be so bad for an investor to ask for this. you as an investor need to find an amazing deal for this conversation to never arise..good luck

I had a conversation with my friend, a real estate agent, a few months ago that really stuck with me.

I would suggest having a conversation with your agent on what the expectations are for the near future.
