There are no rules to the payment amount, sometimes the seller will do it for less than the mortgage just to stop the bleeding.

Since this property bleeds cash every month, you will need to make up the short fall every month from somewhere else AND the payments toward the down payment.Regarding the "hope she will die before I finish paying her" part of the deal, that is risky and certainly unethical and gives the rest of us trying to make profitable investments that are fair, reasonable, and above board a black eye.

My brother in law got lured, hooked and reeled in by a 5 yr lower interest hard money, property didn't re- appraise high enough they fed on his bleeding carcas until he could sell.Find reputable HM with proven track record I did 3 last yr without a problem.

My experience with long distance investing was not good with Stockton ( PM's were bad in addition to lack of knowledge of market and we were able to get out quickly to prevent bleeding) but farming will be a different ballgame.
