Reaching out to all you note/CFD veterans again.It's my understanding that in certain states, for delinquent/non-performing CFD's, you must go through a standard foreclosure process (once all other methods like forbearance and modification have been exhausted).

I have no part in it other than owning the property and performing property maintenance.

So lets say you own a second position loan on a property in Georgia that is performing, but the first was non-performing.

Even if it was a low performer (which it isn't), isn't it part of the game to reimagine, see the potential and make it a success? 

I'm sure this is a typical case study for a total beginner, I don't really know what I'm doing. 

When you have several rentals the other performing rentals cover everything and you don't feel the stress from the one nonperforming rental.

It performed well last year and has a proven track record.

. :)  I think folks that followed that advice have lost significant amounts of capital.. of course not all .. but if your one of the beginners who drank that cool aid and got fubared can set you back years.

Does anyone have insight into specific investment strategies or markets favorable for beginners?
