I am using the 70% rule now for a build to rent / long term rental project.

There are other riskier assets that I think should go up but they are far more of a gamble so I am using our retirement money for those.

I am using the BRRRR strategy and hoping to not leave any money in the deal so that I can continue to purchase more properties.

I am used to paying about $400 for an appraisal so I'm a bit frustrated.

Show me how much you spend, how much you pay for skip tracing, show me the tons of angry calls you get from people that didn't find it amusing you send them a letter.
