Obviously, I am going to authorize an after-hours call to a plumber if there is a leak that results in water accumulating  under the bathroom sink (preventing property damage is a no-brainer); however, if a toilet is clogged, the water heater stopped working, electric power is no longer coming into a section of the house, then I dont want to pay the premium to have the tradesperson come after-hours (I dont feel like paying a premium for the convenience to my renter) when the call can be made the following day or on Monday if the issue occurs on Sunday morning.  

Waiting on Sherrif for SET-OUT7) TBD Acutal Set outIve been told that the actual set-out can take "6 weeks or so" to occur, it's basically when the sheriff gets around to it.

And for some reason something that hadn’t really occurred to me I guess.

If you think you will go FHA, Conventional, FHA 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

Account Closed A correction is always occurring sometime, somewhere in this country. 

Might add a little pressure on your nerves but this is the game you chose to play be becoming a landlord, and you might have anticipated this occurring.

I think my biggest concern would be a major expense occurring with no way to pay for it and requiring a special assessment.

The addendum states"Tenants hereby expressly and knowingly release, discharge, and hold harmless Landlord from any and all liabilities arising from any injury, harm, loss, or other events which may occur as a result from Landlord's dogs.

Add at least a 10% contingency of total project cost so if overage occurs you will be prepared to handle the unexpected.
