Exploring coin laundry companies and systems available and I'm wondering which system or vendor might be recommended by the multifamily community?

Power wash your house.

Let the property wash its face for 5 years while allowing it to appreciate at 3-4% rate.

To that I say "good for you", the poor guy's case dragged on for a while, and in his case, the judge didn't throw it out.And why was he sued?

Just needs a power wash on the siding and some new plants out front.

Think same entrance, shared kitchen and laundry. 

The park has a bath house and laundry facility which should be helpful as I am also considering other vending opportunities there.

@Joe Splitrock We did TSP wash the walls before painting, but even after the wash and rinse they looked dingy; the smoke damage wasn't as visible but the walls looked really sad (sort of looked like the wall by my 4 year old's bed, which I have washed numerous times). 

Yes I let renters cook and use my refrigerator, laundry, living-room, ect.

I am moving towards putting up curtain rods and inexpensive curtains though- I feel they hold up better, I can wash them (if the tenant didn't) rather than dealing with the utter pain it is to clean miniblinds, tenants seem to like them better, and they look a whole lot nicer.
