These properties were not distressed quite the opposite.. but they had 100k to 3 to 5 million of standing Timber on them that if we could purchase our Timber deed we could turn those trees to cash within 90 days..PS I had created a hand made custom data base of properties  10 acres or more not corporately owned that Aerial Photogramy show Standing Timber of an Age we deemed Merchantable.

I'm considering it, but have access to lines of credit and am concerned about tying up from an opportunity cost stand-point.  

If your investment fails, it may impact your primary residence because of the money you borrowed against it.My preference is that you increase earnings, reduce expenses, save up, and make each investment stand on its own.

I have read about stand alone policies that promise to pay if the tenant defaults on rental payments but I have not ever written that type of coverage.

My advice stands to use the security deposit for which it was intended.
