I will often recommend that my clients (first time home buyers) start off with a duplex if they are planing on buying more Minnesota investment properties one day.This is because I think it's a great way to get into a first time home and have your renters pay for half (or more) of the mortgage!

If you're paying an attorney to close the deal for you then give him power of attorney to sign off @ closing or fedex you the documents for you to sign and return.  

As far as permits go be sure to call the zoning/planing/building department and find out what they need.

Thanks Chris  I get that the system does  not like people  like me , and I have some money to solve this problem, I was planing to prepay rent  3 months or more if needed. 

Charleston is the only municipality in SC that builds both cars and planes, we have non-stop flights to London, and our tech sector is called "Silicone Harbor". 

I am planing on buying much larger buildings with 8 or more units.

That includes tax planing and advice.

Question for the group...I just finished a call with JW Warr and I was planing on buying notes though his company "American Note Warehouse" while doing my research I stumbled upon this thread which started 2 years ago.

I am planing on doing this in Chicago and was wondering if this is the best route for one of my funding options.Also, can anyone recommend a bank to do this with in the northwest side of Chicago?
