So it sounds like your Grandfather paid for kit but never chose a model and accepted delivery , correct ?

He has the RTA stuff, and he will deliver it flat or assembled; you pay a bit extra for delivery and for assembly.

Are you really sitting around thinking the rent will arrive today without a specific delivery plan?  

Your delivery, explanations, engagement of guests and injection of humor definitely keeps sleep away!

They are definitely no stranger to menial jobs and are currently in the food delivery route and picking up odds and ends wherever they can find them!

Most recently I got like new washer/dryer for $230 and Fridge with ice maker for $150 on craigslist and those both included delivery and install.

If title evidence or survey reveal any defects which render the title unmarketable, Buyer will have 7 days from receipt of title commitment and survey to notify Seller of such title defects and Seller agrees to use reasonable diligence to cure such defects at Seller's expense and will have 30 days to do so, in which event this transaction will be closed within 10 days after delivery to Buyer of evidence that such defects have been cured.

IMHO, the real risk to the real estate market are issues outside of real estate, such as our just-in-time food delivery system, energy, geopolitical issues and above mentioned issues.
