If title evidence or survey reveal any defects which render the title unmarketable, Buyer will have 7 days from receipt of title commitment and survey to notify Seller of such title defects and Seller agrees to use reasonable diligence to cure such defects at Seller's expense and will have 30 days to do so, in which event this transaction will be closed within 10 days after delivery to Buyer of evidence that such defects have been cured.

IMHO, the real risk to the real estate market are issues outside of real estate, such as our just-in-time food delivery system, energy, geopolitical issues and above mentioned issues.

When I have a roof replaced there is always a clause regarding underlayment replacement.Property Manager do prep the work site to ensure that contractors have access to property, work area for removal of material, delivery of material etc.

Probably minimum $60k and make sure you read the fine print re: delivery charges, etc.Start with the zoning board in your area and take it from there.
