Well Im a little new, so I havent planned my attack yet but I do currently have 1 rental I picked up in kensington for almost nothing.  

It was given to me after he passed away from a heart attack at the age of 58 in 2012.

It's not about being perfectly bullet proof but deterring would be attackers in the first place.   

Attack your credit card debt then work on savings then look at investing.

By the way I love animals and actually studied to become a centenarian, so I'm not at tacking others love for animals :)

That is not to say attacks don't come from "safe" countries too. 

However, if the entity is properly maintained the plaintiff('s attorney) should have considerable difficulty getting past the LLC's assets and attacking your personal property.THAT is what business entity structures are for.Remember this: Control everything, own nothing.If you on paper like you have no assets to go after, attorneys will balk at trying to sue you personally.

We attacked both at the same time, David pulled up everything that met our criteria (at or below 75% of market value, high vacancy rate due to management or condition and in need of work) and we drove the neighborhood to see who was managing in the area already.

This is probably one of the longer first post/introduction posts that I've seen so thank you if you've read this far and I am excited to make my job switch and attack my RE goals! 

If the tenant can prove that they were actually sick (ie, has a doctor bill from the last couple of months for a respiratory infection, asthma attack, etc), then I'd consider some additional compensation - at least pay for the doctor bill.
