Hi April--Seasoned GC who now only does my own real estate investments here--ABSOLUTELY have a GC or contractors walk the property and give you an estimate. 

Currently all of our older locations have been 100% full for about 3 to 7 years.

Break down your expected rents and occupancy rates per season (e.g., peak season, off-season, shoulder season).Weighted Average: Calculate the weighted average for the year by multiplying the expected rent by the occupancy rate for each season.

It has also gotten much more expensive unless you are willing to do such high deductibles that it makes you feel uncomfortable.2) Remodels: Not only is cost of construction high, but homes are only getting older, which means the projects are getting more extensive.

They’ve been very responsive and seem to have done a great job screening and placing tenants, which took about 6 weeks (keep in mind I’ve not totally rehabbed the condo, older kitchen, bath and carpet), so renting out took a bit longer.

Hello @Shelby,Turnkey is always a great option for new and seasoned investors as it requires minimal time and effort, as they come fully renovated and often with residents in place.

Remember its the busy season for contractors prices are up and you will wait your turn

It was an older home from the 1950s we had to replace elctric plumbing and all dry wall etc. this house was a complete gut but we didnt buy it knowing that.
