It doesn't sound like that has happened here because you keep saying you want to transfer it etc...essentially you want to give them the property, because right now today they do not own it and have not completed AP...you're doing their job for them.

In lieu of living quarters, and if your area doesn't really need the value of a garage due to weather, the best uses I have seen are full-service home offices or gyms.

The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of Sale inspection which is really annoying.

I just read an article recently that noted "Avg Profits For Flipped Homes" of $80,000, however when you dig into the article and their sources, "Profit" is simply Sale Price - Purchase Price...so it doesn't consider renovation costs, holding costs, financing costs, etc.
